Land Assemblage

The Stakeholders have come together and created a contiguous land assemblage with a prestigious Tryon address in the central business district of one of the fastest growing metropolitan areas in the country.

Design

The Stakeholders seek to maximize density and intensity and not necessarily to construct the concept plan indicated in the RFQ; we are expecting the Master Developer to bring market insight and creative thinking to improve on what has been started.

Deal Structure

The Stakeholders are:

  • open to creative deal structures and understand that public participation may be necessary to achieve the goals
  • open to a phased take-down in a development approach that delivers the program elements in response to market conditions
  • sensitive to carrying costs that an acquisition of this size would incur and are open to scenarios where transfer of land occurs in concert with a phased development approach

Potential Partnerships

The Stakeholders will facilitate teaming conversations by sharing the list of respondents with all proposers once RFQ’s are submitted.

Affordable Housing Requirements

The Stakeholders are committed to the delivery of a successful mixed-income residential program and will work collaboratively with the successful Master Developer to deliver diverse price point housing.
